College Point was a small town that had very few people and only had private homes. Most of the homes at the time was farmland and an abundance of land. As time passed people started to move into College Point and the demand for land increased. In turn the owners of the property started selling off pieces of there land and developers began building townhouses and multifamily apartments.
College Point has turned into a haven for developers. They are constantly building new multifamily homes that brings in more people. The more people that are integrated into a area come an increased amount of shoppers. The more shoppers that are within an area means more money for the stores and if the stores are desirable the word will be spread as it has, and both the consumer and stores benefit.

from these paragraphs it sound like college point used to be a small town and as people started to move in , there became a need for townhouses and apartments. they are building more shops which has attracted more people.
From reading your post I gathered that College point has commercialized over the years due to the many shoppin complex.
